Initial Consultation

I offer a free and no-obligation consultation to explain the many steps of a Real Estate transaction! I will provide my helpful Buyers Guide, explain Real Estate Agency, review a Sales Contract with you and answer all questions!

Determine Your Budget

I assist in evaluating your financial goals and can connect you with a Mortgage Lender, if needed. They will explain loan options, the expenses associated with buying a home, and provide a “Pre-Approval letter” you will need when submitting an offer.

Home Criteria Evaluation

We will create a list of the must-haves and the nice-to-haves, and I will connect you to the Multiple Listing Service system (MLS). This database of homes, being offered for sale, by all participating Real Estate Brokerages.

Look At Homes

I watch the MLS regularly thru the day and we’ll both receive e-mails with market activity. I will make appointments to see homes and accompany you on all visits. It is smart to keep your thoughts about the homes to yourself, while in the home. We can discuss after the showing!

Make An Offer On A Home

We will research the home, and the area, so that you can make informed decisions. I will help you craft a competitive offer for your desired property and guide you through the negotiation process. If there are multiple offers, I will do everything in my power to help you buy that home!

Accepted Offer = Legally Binding Contract

The day that the last signature and/or initial is put on the offer, it becomes a Contract! That day is the Acceptance Date and starts the timeframes within the Contract. The first 10 business days of the Contract are referred to as the “Attorney Review and Inspection Period”. Earnest Money is usually due during this time and “contingencies” may apply!

Home Inspections

This is a very important step and, in addition to the General Home Inspection, you may have additional inspections. Radoner, and Fireplace are just some of your choices and will depend on the defects found. Many homes are being offered “AS-IS” and you can, and should, still have an inspection.

Financing

Your Lender will order an Appraisal to ensure the property is valued appropriately. They will gather the information needed, to submit your file to an “underwriter” and, receiving a Mortgage Commitment (aka Clear To Close) is the goal! It is important not to make any big purchases during this time.

Navigating The Closing Process

Once your financing is secured, your attorney and I will guide you through the final details. Title Insurance, Surveys, Village Transfer “Stamps” (tax) and a Final Walk Thru are some of those details. Arrangements will be made for the transfer of funds and keys, and the Closing is held at a Title Company.
